Boasting sweeping views over the estuary to the picturesque fishing village of Appledore, this waterside retreat is the perfect destination to soak up the coastal atmosphere and relax. Sleeping up to eight guests, the interior features spacious living areas and there is a large decked terrace outside overlooking the water, plus it’s only 200 metres from the golden sands of Instow Beach – it’s a wonderful place to make special memories.

Inside, the open-plan lounge/kitchen/dining room is spacious, with leather sofas and a large dining table to seat all guests. The kitchen is well-equipped, with the added convenience of a utility room. There is also a separate, additional lounge, ideal for those seeking a little extra privacy, with a TV/DVD. The four bedrooms are thoughtfully designed, with flexible sleeping arrangements to suit all families, and there is also a family bathroom. Accessed via bi-folding doors in the living area, a fantastic decked terrace offers seating where you can watch the boats glide by on the estuary.

Take a leisurely stroll along Instow’s pretty waterfront to take in the stunning views of the estuary. Pause and admire the beachfront cricket ground and remarkable thatched pavilion, one of the oldest in the country. Instow is also situated on the Tarka Trail, one of the country’s longest traffic-free walking and cycling paths. You can follow the trail for 3.5 miles to Bideford, where you’ll find a variety of shops and restaurants, a historic pannier market, and boat trips to Lundy Island from the quay.

Large house with everything needed for a lovely week away. Parking for couple of large 4WDs. Beautiful views. Great location within walking distance of beach, pubs and restaurants. Also close to ferry for Appledore in the summer months.

Lovely property opposite the water. It had everything you needed and was spotless. We had a lovely stay. If you want to use the beach check the water qualitysignage in Instow said its unlikely to meet regulations for bathing, and didnt when we were there. Parking was a real asset. We had a lovely holiday, but our SUPs were taken home unused!

Linwood is perfectly located on the Instow waterfront and is ideal for a multi-generation family holiday, with a short walk to beach, pubs, restaurants and Johns Deli.

Linwood was everything we could wish for. The location is great and the house is big enough for 8 adults without being on top of each other. We can only recommend the place!

Lovely property overlooking the bay towards appledore. All bedrooms double size and with twin or double beds, and plenty space downstairs for dining, relaxing, and outdoor seating. Car parking on drive, able to fit 3 small to medium cars with a bit of moving around, otherwise free street parking after 5 or 6pm. Great base for our holiday, many placRead morees to visit within an hours drive. Instow is small but very nice village, lovely beach and plenty of places to eat for its size aswell as grocery/deli store. Only minor downside with property is earlier than normal check out for 9am, particulalry as expectation is to strip beds etc Hide

Linwood is very well equipped to accommodate 8 people. This is the third time we have stayed and it is evident that the owners continually update items in the property which makes it feel cared.
